Frequently Asked Questions:



How long are our lease terms?

- One year is our standard lease term. We can consider other lease terms with permission from the property owner. Other lease terms are subject to a one time fee of $100 and a monthly $25 surcharge.


Do we allow pets?

- Many of our properties are dog friendly. At AMG Realty we do not allow cats. The listing should tell you if the property is dog friendly. We do not charge monthly pet rent. Our policy is a one time non-refundable fee of $400 for the the first dog, and a one time fee of $150 for each additional dog. We do not have breed or size restrictions.


Standard rental requirements?

- No previous evictions

- No outstanding balances to other rental agencies. If you have any, we require proof that this balance has been reconciled prior to approval.

- We allow all credit scores!

- Credit scores greater than 550 will require a one month rent equivalent security/hold deposit.

- Credit scores equal or less than 550 will require a two month rent equivalent security/hold deposit.

- Due to the increased liability we assume when approving an applicant with lesser credit history, we charge a one time credit contingency fee based on credit score as follows: 600+= no fee, 550-599= $150, 500-549= $250, under 500 or no credit= $350


Are the deposits refundable?

- Security deposits are fully refundable pending all terms of your lease are met. Damages/cleaning beyond normal wear and tear will incur move out charges. We do not use deposits as payment for first or last months rent.


How do we verify income?

- Our online applications have a fast and easy way to connect your bank account information for verification of income. If you can not or choose not to use this, we ask that you please attach three months worth of bank statements or pay stubs to your application. If this is not possible and income verification needs to be completed by other means, there will be a one time charge of $30 if we approve your application.


When will you receive your lease renewal?

- Here at AMG we strive to send out lease renewals to all of our tenant 75-90 days prior to lease end. Per our lease agreement, this renewal needs to signed or notice to vacate given by 60 days prior to lease end. If neither of these are completed on time, you will charged a fine based on number of days late.


What happens if you decide to move out with short notice at end of your lease?

- If you are late signing your renewal, and decide that you wish to not renew, there will be a one time fee associated with late non-renewals.


What happens if you need to break your lease early?

- Per lease terms, you re responsible for the entirety of your lease. We try our best to minimize your financial responsibility. Once you notify us that you have a move out date, we will list the home for rent. Our goal is to place a new tenant ASAP for your benefit. As the current financially responsible party, you will be responsible for keeping the utilities on in your name for the duration the unit is vacant, any cleaning and/or maintenance fees required to get the unit rent ready and any missed rent. Missed rent is prorated based on future tenant move in date or end of lease, which ever comes first.


Do we accept section 8/housing vouchers?

- We do! Not all of our properties allow the use of vouchers. If you see something you are interested in, please ask us if the unit is voucher friendly and we will be glad to let you know!


Do we require renters insurance?

- We do! We require renters insurance for the financial safety of all of our tenants. If something were to happen to the home or your belongings, renters insurance would help ease the financial burden. Due to the many different policies you can obtain, our company has decided to require State Farm via Wayne Cottrell for all of our newly executed leases. Once you sign your lease and accompanying documents, we send your information to him directly. He or his staff will reach out to you get your policy set up!
